Job Description:

Duties: Serve as a member of the Real Estate Investment Trust (REIT) team

reporting to the Managing Director of Research, REIT. Will be responsible

for both identifying new opportunities and monitoring existing positions

across his/her assigned sub-sector(s) within the REIT universe. Will work

closely with the Portfolio Managers and other Analysts on the team and play

a vital role in contributing to the investment performance of that product.

Primary Responsibilities:

• Generate and validate new ideas within his/her area(s) of focus

that are consistent with the team’s investment process. Specifically, idea

generation involves:

• Investigate stocks generated by the proprietary ranking process to

identify potential to meet the fund’s key criteria of attractive valuation

and future positive change. This process typically has a quick look and,

for those stocks that continue to meet the fund’s criteria, more extensive

fundamental analysis.

• Identify stocks through Analyst’s own process of monitoring

opportunities in his/her sub-sector area(s) by, for example, using screens,

Fidelity research and sell-side research.

• Maintain coverage of assigned REITs held in the portfolio.

Specifically, coverage involves:

• Performing industry analysis- monitoring trends and developing a

view regarding the relative attractiveness of the assigned REITs.

• Maintaining up-to date recommendations and target prices.

• Creating and maintaining proprietary financial models and valuation

analysis.

• Monitoring investment thesis to track progress of improving

dynamics and other critical variables.

• Conducting proprietary research.

• Collaborating with other Fidelity Analysts and supplementing their

work in support of the REIT process.

• Interacting with company management through meetings and calls.

• Communicate updates and recommendations to the REIT team and

broader Fidelity investment organization.

Requirements: Bachelor's degree in Finance or Economics (willing to

accept foreign education equivalent) as well as a CFA and 2 years of

experience in job offered or 2 years of experience performing buy-side

fundamental equity and fixed-income research covering the REIT, health care

facilities or commercial real estate sector; or, in the alternative,

Bachelor’s (or foreign education equivalent) in Finance or Economics and 5

years of experience in job offered or 5 years of experience performing buy-

side fundamental equity and fixed-income research covering the REIT, health

care facilities or commercial real estate sector; or, in the alternative,

an MBA or M.Sc. (or foreign education equivalent) in Finance or Economics

and 2 years of experience in job offered or 2 years of experience

performing buy-side fundamental equity and fixed-income research covering

the REIT, health care facilities or commercial real estate sector.

Experience must include: Demonstrated Expertise (“DE”) building proprietary

financial models to perform sector scenario analysis and capital markets

financing analysis -- money market, self-liquidity, and credit line -- to

evaluate asset credit worthiness within the REIT, health care facilities or

commercial real estate sector; DE conducting facility site tours and

interviews of facilities managers and company executives to perform macro

analysis and forecasting, including analysis of demographic trends,

regional job growth, supply chain and legal and regulatory compliance

requirements; DE developing and delivering buy-side equity and fixed-income

research results to support and promote investment recommendations to a

large audience of portfolio managers (50+) across asset classes.
