Job Description:
Job PurposeReview, manage, audit and analyze all financial
matters related to portfolio. Provide support to the VP, Taxation
and Accounting and VP, Property Accounting as it relates to the
training and technical development of the Property Accountants.
Duties and ResponsibilitiesCoordinate initial and ongoing training
to Senior Accountants and Accountants based on the company's
processes, policies and procedures.Review monthly and quarterly
property level financial statements and assist VP, Taxation and
Accounting/VP, Property Accounting in the close the books
process.Review of tenant operating and real estate tax escalations
(escrows and true ups).Analyze and interpret tenant leases and
assist in the implementation and analysis of complex transactions
for the Company's acquisitions, dispositions, complex leases, debt
transactions, etc.Review disposition entries and gain calculation
on sold assets and update the Gains and Losses memo, ASU 2017-
05.Ensure tenant charges are properly accrued per their
lease.Participate in the review and presentation of quarterly
operating revenue and expense variance analysis on both a portfolio
and same store basis.Responsible for the review and posting of
journal entries.Responsible for the review of all monthly fixed
assets and reconciliation.Responsible for managing departmental
financial reporting timelines.Responsible for understanding and
ensuring all accounting and financial statements comply with all
legal documents related to assigned properties (e.g., management
agreements, development agreements, mortgage documents,
etc.).Assist in the transition of all acquisition, dispositions and
new developments.Work jointly with Lease Administration, Accounts
Receivable, Accounts Payable, Tax, Finance, Financial Reporting and
Senior Management.Liaison to our external audit team and outsourced
internal audit team.Review schedules from the Company's
Construction Management team to accurately accrue construction
projects in progress and place construction projects in service
upon completion.Collaborate with peers at manager level to discuss
process improvements and best practices.Assist in the development
and documentation of accounting policies and procedures.Perform
other duties as assigned. QualificationsBachelor's degree in
Business Administration or Accounting required.A minimum of five
years of accounting experience required. Previous accounting
experience in commercial real estate settings or related industries
preferred.Exemplifies proven leadership skills by showing
initiative, serving as a role model, demonstrating accountability
and a shared sense of commitment to the organization.Excellent
computer skills with proficiency in MS Excel required. Experience
in MRI and Sage Fixed Assets preferred, but not required.Proven
organizational skills with ability to set priorities, manage
multiple projects and meet deadlines.Self-starter capable of
finding solutions with minimal supervision.Ability to interact with
co-workers, tenants and vendors in an articulate, courteous and
professional.Ability to work under pressure.Ability to work
independently, as well as part of a team.Adaptable to changing
demands. Working ConditionsPosition does not require special
working conditions. Employee utilizes a laptop provided by company
for work related matters. Reporting StructureThis position reports
to the VP, Taxation and Accounting who provides supervision and
guidance, and monitors work on a regular basis to include
performance reviews.The Accounting Manager will have one to two
Property Accountants directly reporting to them.
