strong candidate with Commercial Construction Project Management
experience who can work collaboratively with our in-house design
team, generate new business, lead, and be the construction
department successor to run this company. CHANNEL, established in
1964 has a small but mighty core team of employees, many who have
been here 20-40 years, we also have several people who have been
here a year or so. That combination of experience and innovation is
one of the the keys to our success. We are looking for a Sr. PM who
can quickly grow to become the successor running our commercial
construction team and potentially the entire company. Although
project management and estimating experience are important, the two
top skills we are looking for are leadership and sales ability.
CHANNEL Building enjoys a 90% repeat customer rate, we'd like to
add a few more clients to that list. This is a multi-faceted role
in which you will shadow our very hands on COO, manage projects,
contribute to company growth plans, and in short order, manage the
Project Management team. You will also bring in new clients and
projects as you grow into this position. We are a small company, so
you'll wear many hats including managing projects when needed and
estimating if that is a skill set you possess. Here is what we
expect out of our Project Managers: Project Managers typically
manage two or more commercial construction projects at a time. All
projects are expected to be built on schedule, within budget and to
the highest quality. Ideal Project Managers will also have
experience estimating projects. Responsibilities: Establish project
objectives, procedures, and performance standards within the
boundaries of corporate policy.Engage all sub-contractors for the
Maintain contact with key sub-contractors and work to develop
existing and new sub-contractor relationships.Attend and represent
the company at project meetings.Track and control construction
schedule and associated costs to achieve completion of the projects
within time and budget. This includes negotiating and writing
sub-contract agreements, drafting and submit monthly requisitions,
estimating and drafting change order all in a timely manner.
Documentation management such as reviewing job submittals and
assembling and developing closeout packages.Initiate, cultivate and
maintain contact with prime clients, A/E personnel, subcontractors
and other professionals during and following job completion as part
of Channels business development efforts.Responsible for the
complete project, requirements from project inception to
completion, including estimating, contract negotiation, permitting,
general project management duties, closeout, etc. Requirements:
Must be a communicative team player and highly detail oriented.Must
be a strong leader, or have the ability to grow into a leadership
roleExcellent interpersonal skills, superior communication skills
and ability to motivate employees, subcontractors, and vendors.
Extensive knowledge of the commercial construction process with
skills in design, finance and management.Ability to produce
successful projects that satisfy the client and are profitable for
the company.General knowledge of the local, state, and federal
building codes and regulations impacting the commercial
construction.Four-year college degree in engineering or related
field and five or more years of experience in the field of
commercial construction is preferred.Computer proficiency in
Microsoft Office including MS Project, Timberline Estimating and
Procore Project Management.Valid and clean driver's license is
required.Valid, unrestricted Massachusetts Construction Supervisors
License is preferred. We are conveniently located off of Rt. 93 in
